Terms of Service
These Terms of Service ("Terms") govern your use of the LandIQ CR Land Finder (the "Site", the "Service"), a product of Drone Survey Costa Rica ("we," "us," or "our"). By using the Site, creating an account, or purchasing a report, you agree to these Terms. If you do not agree, please do not use the Service.
1. Services Offered
The Land Finder provides Costa Rica land intelligence, including:
- Free parcel exploration: map-click and plano/finca search against the SIRI cadastral registry, with an instant land score.
- Cadastro upload tool: AI-assisted extraction of parcel boundaries from an uploaded plano image or KML file.
- AI due-diligence checklist and "Ask AI" Q&A: AI-generated summaries and answers based on the data described in Section 5 below.
- AI Buyer's Guide: an AI-generated, ordered action plan for purchasing the specific parcel in a report, based on the data described in Section 5 below — never legal advice.
- Paid reports: tiered interactive reports (Quick Check, Full Report, Pro Due Diligence — current pricing is always shown on our Pricing page), purchased via Stripe and delivered instantly as an interactive, printable report.
- Workspace: an account area to save parcels, reports, and documents for later reference.
2. Accounts
Workspace access uses passwordless ("magic link") sign-in via email, managed through our database provider, Supabase. We do not ask for or store a password. You are responsible for keeping access to your email account secure, since that is how you sign in.
3. Purchases, Payment & Delivery
- Report purchases are processed through Stripe. We do not receive or store your full card number.
- All prices are quoted in United States Dollars (USD) and shown on the Pricing page at the time of purchase.
- Reports are digital and delivered instantly: an interactive report page plus an email confirmation with a link to view it. There is no physical shipment.

4. Document Uploads
If you upload a plano image or a KML/boundary file to our cadastro tool, we process it only to extract the parcel boundary and generate the output you requested. You retain ownership of anything you upload. We do not use your uploaded documents for any purpose beyond fulfilling your request, and do not share them with third parties except the AI/processing providers described in our Privacy Policy.
5. AI-Generated Content — Important Disclaimer
The AI due-diligence checklist, "Ask AI" answers, and AI Buyer's Guide are generated by a large language model (Anthropic Claude) based on aggregated public and satellite data (including SIRI, SNIT, Open-Meteo, and USGS sources) for the specific parcel or coordinates you queried.
- AI-generated content is provided for informational purposes only and does not constitute legal advice, a title guarantee, or a formal survey.
- AI models can make mistakes or state things with unwarranted confidence. Always independently verify anything that matters to your decision.
- Before any purchase, transfer, construction, or other transaction involving a parcel, consult a licensed Costa Rican attorney for legal/title matters and a licensed topógrafo (registered with the Colegio de Ingenieros Topógrafos de Costa Rica) for boundary/survey matters.
6. Data Sources & Accuracy
Land Finder scores and reports are built from aggregated Costa Rican government registries and public/satellite data sources. This data is intended for reference, screening, and planning purposes.
- Land Finder data is not a substitute for a formal cadastral survey (plano catastrado) conducted by a licensed topógrafo where one is legally required (e.g., for registration, boundary disputes, or legal proceedings).
- Underlying government data sources may contain errors, omissions, or lag behind the current state of a property. We do not control or guarantee the accuracy of third-party registries.
- You are responsible for independently verifying anything the Land Finder reports before relying on it for a financial or legal decision.
7. Intellectual Property
Upon purchase, you receive a license to use the specific report you purchased for your own personal or professional due-diligence purposes. We retain all rights to the Land Finder software, scoring methodology, data pipeline, and underlying platform. You may not resell, redistribute, or scrape Land Finder reports or data in bulk without our written consent.
8. Limitation of Liability
To the maximum extent permitted by Costa Rican law:
- Our total liability for any claim arising from the Service shall not exceed the amount you paid for the specific report giving rise to the claim.
- We are not liable for indirect, incidental, consequential, or special damages, including lost profits or business interruption, arising from your use of the Service.
- We are not liable for damages resulting from decisions made in reliance on AI-generated content or third-party government data without independent verification.
9. Indemnification
You agree to indemnify and hold harmless Drone Survey Costa Rica, its employees, and contractors from any claims, damages, or expenses (including reasonable legal fees) arising from your misuse of the Service, your breach of these Terms, or your violation of any applicable law.
10. Governing Law and Dispute Resolution
- These Terms are governed by the laws of the Republic of Costa Rica.
- Any dispute shall first be submitted to good-faith negotiation between the parties for 30 days.
- If negotiation fails, disputes shall be resolved in the courts of San José, Costa Rica, which shall have exclusive jurisdiction.
11. Changes to These Terms
We may update these Terms from time to time. When we do, we will update the "Last updated" date above. Continued use of the Service after changes are posted constitutes acceptance of the revised Terms.
